Job Summary
The Director of Real Estate & Contract Management must be a subject matter expert in real estate transactions and contract management within the renewable energy sector. The ideal candidate will have a proven track record of managing complex real estate agreements, conducting due diligence, and overseeing land acquisition processes for utility-scale projects.
Key Responsibilities
- Strategic Planning: Develop and implement land development strategies that align with organizational goals and drive project success.
- Manage Real Estate Transactions:Oversee the entire lifecycle of real estate transactions, from initial negotiations to final closings, ensuring all agreements are executed efficiently and accurately.
- Draft and Negotiate Agreements:Prepare, review, and negotiate real estate agreements, including leases, purchase agreements, easements, and amendments, to secure site control for renewable energy projects.
- Collaborate with Teams:Partner with internal teams (Legal, Land Management, Development) and external consultants to finalize land agreements and ensure site control.
- Conduct Due Diligence:Perform comprehensive due diligence on title, zoning regulations, environmental considerations, and other factors impacting project success. Provide legal guidance and solutions regarding surface and mineral title issues.
- Implement Efficient Processes:Develop and implement solutions to streamline the creation and processing of land agreements, driving efficiency in operations.
- Risk Management:Analyze and negotiate agreements, manage project-level risks and benefits, and align land development strategies with organizational goals.
- Resolve Title Issues:Oversee title and survey due diligence efforts, resolving title ownership and land restriction issues to ensure clear and marketable title.
Qualifications
- Minimum of 10 years of experience in real estate transactions and contract management within the renewable energy sector.
- Proven ability to handle multiple transactions and oversee company assets.
- Strong background in drafting and negotiating real estate agreements.
- Expertise in title and survey due diligence, environmental considerations, and regulatory compliance.
- Excellent project management skills, with the ability to manage budgets, track milestones, and coordinate with internal and external stakeholders.
- Advanced skills in document management systems, database management, and GIS tools.
- A legal background is a plus but not required.
- Strong communication and negotiation skills, with the ability to work effectively with landowners, permitting agencies, regulatory authorities, and internal teams.
